Background Check and Safety

Happipad has a thorough verification and background check process in place to ensure the safety and trustworthiness of our users. In addition we take additional steps to ensure the safety of all our users. 

Here are the steps we take to vet our users and assist in a safe home-sharing experience:

Getting started

As a renter you will be renting a bedroom in a host’s home and sharing common areas, including the kitchen. Host’s homes are normally fully furnished and include utilities, however food is not provided. As a renter you must respect the host’s values and house rules.

Registration and Profile Review

All users, both hosts and renters, are required to complete a detailed registration and create a profile on our platform. We review these profiles on a regular basis to ensure that the information provided is accurate and complete.

Email Verification

We require users to verify their emails used to create profiles. You will be required to do this one time only during the registration process. This helps us prevent fake accounts, improves the odds that the account belongs to a real person and adds another layer of account security.

Identity Verification

We require users to verify their identity by submitting a valid government-issued identification document, such as a driver’s license or passport. This helps us confirm the authenticity of the user’s identity.

Background Checks

Background checks are conducted through a trusted third-party provider Certn – A Canadian market leader AI-powered platform that specializes in providing advanced background screening solutions. This includes checking for criminal records and other relevant information to assess the individual’s suitability as a host or renters. In some cases, additional background checks may be required.

We advise our users to not give out personal contact information until they meet or sign a contract. Our platform offers messaging communication to help you find a match. All messages, agreements, and payments should be processed through Happipad to ensure safety and compliance. We also encourage hosts and renters to communicate and meet in person or virtually before signing a contract.

Take advantage of our search filters to find your compatible match. Pay special attention when reading the profile and listing details.

Setting clear expectations

When hosts and renters complete their Happipad profiles, they should be clear and informative about what they are looking for, their habits and schedules.


Monthly rent payments are securely processed through our Happipad platform. Payments between users outside of our platform are not permissible; if you choose to do so, not only this puts you at greater risk of fraud and other security issues, but also you lose the protections of our cancellation and refund policies, damage claim, Terms of Service, Privacy Policy, Terms of Use and other safeguards procedures. Doing so also makes it harder for us to protect your information and puts you at greater risk of fraud and other security issues, such as phishing.

Moving in and keeping your renters safe

Security Deposit

Happipad requires a security deposit of a half month’s rent. This money is held in trust by Happipad throughout the living arrangement period, and redistributed after move-out. Hosts and renters will be required to submit Move-Out Inspection form and End of Stay Feedback prior to releasing the security deposit to the renter, with the opportunity to create a Damage Claim if applicable.

Move-in inspection

Host and renters are required to complete the Move-in Inspection together on move-in day to record the condition of the property and review the house rules. They will also review house safety, emergency exits and other safety precautions upon move-in. We also strongly suggest that hosts share with their renters important local info like the phone numbers of emergency services.

Check-In and Move-Out Feedback

Once the move-in day arrives, We regularly check with our hosts and renters to ensure a positive rental experience for both. Hosts and renters can find our check-in and move-out forms here.

Conflict Resolution

Sharing a home provides many benefits but like any relationship, conflicts can occur. Establishing and enforcing clear house rules and expectations will help prevent conflicts. In the unlikely event of disagreement, Happipad will provide you with some resources to help resolve the problem.
