College of the Rockies has partnered with Happipad to connect hosts with compatible College student renters for home sharing. It offers a safe, reliable, and intuitive platform for hosts to rent out their spare rooms and for students to find affordable housing solutions.
Who is it for?
- For homeowners: If you have appropriate accommodations, a desire to safely bring in rental income, and to help support student learning, Happipad is for you. You don’t need a business license and Happipad is compliant with all rental bylaws. Turn your spare room into extra income while welcoming renters who match with your lifestyle.
- For students: The College’s focus is on domestic and international students currently enrolled in a program at College of the Rockies and who are looking for safe, comfortable, and affordable housing options.

As a renter you will be renting a bedroom in a host’s home and sharing common areas, including the kitchen. Host’s homes are normally fully furnished and include utilities, however food is not provided. As a renter you must respect the host’s values and house rules.

The College has partnered with Happipad to help you find the right off-campus accommodations.
Happipad’s home-sharing platform can match you with an established home, giving you the opportunity to live with a compatible homeowner who has been thoroughly assessed by the folks at Happipad. Other options may include rental properties, long-stay motels, etc.

Renters will be charged 8% of the rental cost as an administrative fee. This is a small price to pay for peace of mind while you earn extra income.

How do I pay rent?
Rental payments are made through the Happipad, and then paid directly to your host.
What are the accepted methods?
A credit card is required for rental payments, but Happipad accepts all major payment providers to allow flexibility and convenience.
Can the host charge me additional fees outside of the contract?
Extra rent charges beyond what is outlined in the living agreement are not permitted. However, as a renter you are responsible for the additional costs of any goods and services not outlined in the living arrangement agreement.
What if there are issues or conflicts between the host and renter?
College of the Rockies and Happipad both hope every shared living experience is enjoyable for everyone. However, if a problem arises that you, as either a host or renter, are unable to deal with on your own, Happipad will provide support to help you resolve the problem. We believe in helping you maintain a happy household to prevent conflicts from escalating.

Why does Happipad charge a monthly 8% service fee?
Happipad offers a significantly lower service fee compared to most competitors in the market. The monthly fee of just 8% covers ongoing services throughout the entire rental period, including contract creation, automated rent payments, background screening, and conflict resolution ensuring a seamless and worry-free home-sharing experience.
The duration of a home-sharing arrangement can vary depending on the needs and preferences of hosts and renters. The duration is typically agreed upon between the parties involved; however, there is a minimum 30-day stay for rentals. We typically see 4-8 month contracts for students and 8-12 month contracts for young working professionals.
