IGEN is a home sharing program that connects like-minded people. The program uses a people-first approach, placing suitable guests into the spare rooms of wonderful hosts. All hosts and guests are pre-screened by Happipad and matched based on personality and needs.
IGEN was created as a solution to address the issue of affordable housing. Happipad realizes that shared living arrangements will only work if you are matched with like- minded people and are provided with the required resources to make the process simple, trustful, and enjoyable. Shared living arrangements have the potential for many benefits beyond affordable housing, such as community building, social companionship, and increased health and happiness.

What is the process for hosts and guests?

  • Contact

    Host: We will contact you and schedule a home visit.

    Guest: We will contact you for an interview.

  • Background Screen

    Host: Happipad will perform a background and criminal record check on the host.

    Guest: Complete and submit the background screening report (emailed by Happipad).

  • Match

    Host: Happipad will find and match you with a suitable guest.

    Guest: Get matched with a wonderful host, Happipad will connect you to make it easy.

  • Move in & Support

    Host: Happipad will help you establish a successful living arrangement with your guest and provide ongoing support.

    Guest: Receiving ongoing support from Happipad, including finding your next home when the time comes.

Am I eligible to participate?

IGEN is open to everyone over the age of 18. There are no age restrictions for being a host or a guest. Most of our guests are post-secondary students or recent graduates, however everyone is welcome to participate, from every generation and background.

What are the requirements to be a host?

You must have a clean, safe home with at least one spare private bedroom. You must pass our background and criminal record check. You must be open to sharing your home with a guest and creating a welcoming atmosphere in the house. Your property should be located in a central location or be near regularly serviced public transit.

What happens if the living arrangement doesn’t work out?

In the unfortunate event the host and guest do not get along after we have tried our best, Happipad will end the living arrangement and help each party establish a new living arrangement.

How do you match hosts and guests?

Happipad evaluates the needs, requests, and personal traits of every person. This allows us to match guests with hosts who have similar interests and backgrounds based on their personal preferences. Happipad takes into account many criteria, not limited to: budget, location, cleanliness, interests, diet or culinary preferences, allergies, pets, gender, religion, personality.

How long are the rental terms?

IGEN is a long-term rental program (a minimum of 8-12 months). Some exceptions can be made for terms less than 8 months depending on the host. Hosts and guests can request their preferred rental term on their application. There is no defined maximum term, if you are happy there is no need to move-out.

What is “ongoing support”?

Happipad takes a proactive approach to renting, instead of a reactive approach which is common today. This means we don’t wait for a living arrangement to fall-apart then discipline the parties at fault. Instead, we provide resources and support from our staff to set-up and maintain a healthy living arrangement. If you have any problems or disagreements you cannot resolve, we will provide support to help make things right.

How do monthly rent payment work?

Guests pay Happipad their monthly fee, taken out by direct bank transfer. Happipad pays all hosts by direct deposit.

What is included in monthly program fee?

It is our goal to provide you with exceptional service and value that continually gives back.
  • Service, Happipad has a dedicated team of professionals to help you set-up and maintain a healthy living arrangement.
  • Overhead fees and tax, Happipad includes GST and service fees for direct bank transfers in the monthly fee.
  • Insurance, Happipad provides $250,000 liability insurance for all guests, and up to $2000 insurance for unpaid rent and damages.
  • Events, Happipad will be running fun social events exclusively for IGEN participants.
  • Exclusive access to other services. We are continually working with other local businesses to provide you with perks, such as access to car-sharing programs, food-box program, and more!

What does it cost?

 

There is a one-time registration fee of $50 for new users
There is a 15% program fee subtracted from the monthly rent paid to the host. The monthly fee the guest pays includes all fees.
There is no monthly fee charged when a host does not currently have a guest living in their home

Do hosts cook for the guest?

There is no expectation to cook for the guest. However, Happipad encourages meal sharing at least once per week. This goes for the host and guest, each is asked to make a fair contribution by cooking for one-another.

 Do hosts provide food as part of the monthly fee?

Food costs are normally additional to the monthly program fee. Some hosts include occasional meals or in the monthly charge. Guests are expected to purchase their own groceries or contribute to household pantry items. Food cost sharing will be agreed between the host and guest when their living arrangement starts.

Do hosts have to drive the guest?

No, there is no expectation to drive, or provide any transportation for the guest. The guests are expected to be completely independent and not reliant on their host for support.

What do hosts need to provide?

Most importantly, hosts must provide a private bedroom, and a clean, safe, welcoming home. House and bedroom must be fully furnished. Hosts are asked to provide household cleaning supplies, and reasonable use of laundry soap, toilet and tissue paper.

Do hosts clean and do laundry for the guest?

No, the guests are fully responsible for cleaning their bedroom and bathroom, and to help clean.

Do hosts need to provide any toiletries?

Hosts do NOT need to provide any toiletries or personal items for the guest.
